A few things I'd add to it are:- Pet deposits & pet rent- Reduce turn time- Add washer & dryer hookups if possible- Covered parking- Depending on the location & market; rent one unit as a short term rental- Reducing common area electric

The upstairs looks great but I am not allowing pets at this time in the upstairs apt and I am trying to get a better caliber of tenant than I have previously worked with, hence the higher rent price.
