It's great to get someone's perspective, but what I've learned, even after someone gets free advice, they don't take it because they have no skin in the game.They haven't either worked or paid for that advice, and they don't value it.

@Josh Goertzen from real estate agent perspective, I used to ask seller to fix everything before listing.

My intent in posting here was to get advice/perspectives from other people to bring to the table when I talk to my agent. 

From an underwriting perspective, owning properties free and clear means you are less of a risk.

I appreciate the responses and different perspectives here.

My debt-to-income ratio is tapped (49.8%) from my lenders perspective and I cannot get into another property.

In terms of legal perspectives: I found several AriBnb in the areas that I'm interested.

These thoughts of negative use cases are why people don’t pursue financial freedom.Now another perspective is becoming scared and angry of not becoming financial freedom.
