There is no perfect software out there.

I can't see getting financing better than 70% and if there is a lack of experience at this many units or other factors are not perfect then you'll need to lay out 35% - 40% and that's even if you can get it done plus it will take a long time to close. 

Your response to my take on your post is a perfect example. 

If your investment is only a good investment if everything goes perfectly then it isn't a good investment because if you hold a property long enough it will not go perfectly!

@JD Martin I think you summed up perfectly why the older version worked; couldn’t agree more.

Additionally I was told that they can only count rental payment towards covering PITI but not the excess.The lender I am working with also said that underwriters may ask to show payments have been made to the LLC as per terms of the mortgage. it is looking like it may be harder to pull this off with out having everything set up perfectly.
