For a vacation rental, I could see people thinking they look dirty / streaky. 

You will find that people are successful in every market you mentioned but depending on your cash position, a successful rental in one location or the other might not be as ideal for you. 

People are sending me colleague request and there’s not the button to push that used to be there. 

all are new constructions and I don't know how she is gonna be able to find 750h of work to do in these new construction houses.We're talking about 15 hours of hands-on work every single week of the year.

My dilemma has been that I've gotten a little behind on some revolving debt that selling this property now could eliminate in addition to giving me cash on hand to trade into some better value or start a new construction duplex project I've been wanting to start.

People just don't know what they don't know and there is a lot more to real estate transactions than looking at Zillow and using the state form to fill out a contract.   

I am very cautious about stuff like this but if i find anything interesting or worthwhile considering I can let people know.

Also looking for feedback from people that don't work for BiggerPockets or are biased :)

I'm sure many people will disagree strongly. 

There are too many people selling you on how easy, passive, and lucrative real estate investing is.I always tell people the first year or two will be bumpy.
