Realize your contractor is not over-charging you and the small defect in workmanship you blew a gasket on was not really a big deal.LOL.

That way, we are notified if they stop making payments which allows us to evict if they don't reinstate.I don't want to pay or to charge because set-up would be additional hassle for me and I don't want to venture into any gray areas of liability issues and/or overcharging tenants.

Never thinking I'd check because I was afraid of getting shot, I went there, started knocking on doors and introduced myself to the residents.The floor was never done, and I was overcharged on what was done because I didn't know how much things should cost.I fired him, developed a good relationship with my tenants and learned my numbers.

Assuming you get it under contract you will still need to have an appraisal to confirm or disprove your assumptions.2-I personally don't know any good GC's that don't over-charge for their services.
