@Rich Ng not trying to cause drama and I know they were not technically late when I posted that but I was just trying to get ahead of the possible situation before it became an issue.

Weigh the cost of LP/NG in your area.

If you can find someone who has at least 30-40 units with average rents around 900-1000 a month, then you could do property management in house (doesn't require a realtor's license if manged privately) too rather than with a property management company. 

Or, better yet, adjust the model variables for whether you'll self-mange, whether you'll handle your own maintenance, how many doors per property you want to deal with, what your turnover will be, or anything else.  

I'm in pretty much the exact same situation as you (I'm even a night owl no matter how hard I try not to be) and mange to fit in W2, investing/business time, education, family time and social time.

@Albert Ng Yes, you can do that during the screening process but not after they Are already in the unit.  

@Pablo Flores The difference between the manager manged and members managed LLC is in its' title itself - as it dictates in member-managed LLC - all members are responsible for the day to day operations of the business, where in manager-managed LLC there is a designated manager to run a business.
