My question is - how can we structure the payment portion from our parents in a way that does not bring on tax liability but also does not require our parents to stick their necks out by being "on the title , LLC, etc." and increasing their exposure?

In no, way shape or form will the average Joe The Plumber in OK. go through a life value analysis and justify a million bucks, juries in OK are not arbitrary liberals, least not all 12, they aren't in my neck of the woods either!

I don't do PM ... and I only did this one summer it was fun and we sold a lot of Real Estate that summer.ARe market is so tight that trying to do a fly buy program would be fruitless as any good deal there is multiple offers and one would get frustrated missing deal after deal and not making any commissions yet spending all the marketing money.the difference in our markets is most of your neck of the woods Upper mid west has a plethora of standing inventory so the local demand is not enough to buy all the houses or properties that are available...

@David Cohen In my neck of the woods, the best evidence for a lowered property tax value is going to be either 1) a recent arms length sale, or 2) a recent appraisal with testimony from the licensed appraiser.They typically count the previous two years as "recent" but the law on that likely varies from state to state.Tim
