The fringes were somewhat sketchy in the 80s and 90s, but they fixed up the downtown in the 90s, but nothing much happened until the movie theater went in downtown in the early 2000's, then people started coming downtown and more restaurants opened and it got trendier.Even at the most recent bottom in 2012 it seemed expensive, but it's doubled since... it's been pretty crazy lately, teardowns everywhere, we just counted 8 in our neighborhood.

Rents in relation to purchase prices are significantly better as you go closer toward DC, especially in Arlington with a large stream of young consultants supporting government technology projects.My cousin has been doing better in upstate NY buying an older duplex property for $130k with combined monthly rent of $1500.

By having an LLC doesn't the IRS view these income streams separately so I'm now getting taxed on the $25k on it's own then the $70k on it's own rather than $95k altogether?

Also, I travel a lot in my primary profession so I have no issue with vacating my condo and finding another living situation (maybe a small apartment) if I'm able to develop a passive income stream by doing so.
