It's good in some ways because there isn't as much pressure.

For two reasons: One, in Denver the investment and cap pressure is intense and land is scarce while one-half of the land in Aurora is undeveloped.

Just because you are in a lower income area does not mean you can have heat that doesn't work, plumbing that always clogged and has no water pressure, unsafe electricity, leaky roofs, ect. 

I was felt quite relieved when i came to this realization and that also took some of the pressure off in finding the 'home run' deals for buy-hold.
