Having to schlep down to the courthouse, maybe pay for parking, go through the metal detector, fill out a form to pull only a few files at a time, revise them and input the data, is a hassle.

OR better still, insist that you must check the carbon monoxide/ smoke detector yourself periodically, that way, you could just call the tenant on your way to the house ans that is the only way to know exactly how they live.Good luck!

There's a ton of money to be made, but problems also.I install motion sensor lights on front and back, lock the gate to the backyard, and leave a radio on inside the house.

Others I just have my maint guy drop by for the proverbial CO detector upgrades, furnace checks etc., he also checks the fire extinguishers I provide.
