Having to schlep down to the courthouse, maybe pay for parking, go through the metal detector, fill out a form to pull only a few files at a time, revise them and input the data, is a hassle.

Then to reinforce it, after we go through all of that and each of the additional forms required by the state (smoke detector, lead paint, insurance, etc) I have a quick 1 page recap that I review with the tenant.

OR better still, insist that you must check the carbon monoxide/ smoke detector  yourself periodically, that way, you could just call the tenant on your way to the house ans that is the only way to know exactly how they live.Good luck!

Hope you got it worked out to your satisfaction. stumbled across this thread....it was like watching a wreck in slow motion. my guess is the contractor took him to the cleaners and never finished the dang roof.

Others I just have my maint guy drop by for the proverbial CO detector upgrades, furnace checks etc., he also checks the fire extinguishers I provide.
