Trust me, they won't call peco because they owe peco thousands.the new inspectors would make a non hands on landlord broke for sure,but again, if you know ways around things,your okay.You have to be like your tenants and know how to work the system and forget about you morals from time to time just like your tenants.Landlords are attracted to Pottstown because of cheap properties, but cheap isn't always good.

Most brokers I'm certain will not allow an agent to use a sale contract to wholesale as is common with newbies.We cannot legislate morality but the courts may apply morale judgment to protect the public and they do.

I used Wells Fargo because that seems to be the one that everyone uses for solo 401k accounts (because most banks don't know how to set up the accounts for a solo 401k, but there two guys at the San Diego branch of Wells Fargo that knows how to do it - Juan Morales and Adriel Zaghi, so everyone does it through them).

(somewhat of a moral dilemma here-- the former owner currently lives next door- an 80 yr old lady who lived in the house for 65 years and lots of folks in town who'd judge me for demolishing a historically remarkable home)Would love some feedback on this!

@Carolyn Morales overages from a tax sale go to lien holders of record in order of when they were recorded... so if there is a first mortgage boom they get paid second mortgage boom they get paid.if there is no debt on the home then homeowner gets ALL the overage starting bid is not necessarily the amount of tax owed. and the owner has to make a claim for it.. check does not just arrive in the mail same with lien holders.
