Traditional loans are debt—you borrow money, take on a repayment schedule, and owe interest, regardless of how the property performs.

If they do not meet their contractual obligations, they know you can sue them for the money.

They might be fine managing new construction, but I have seem MANY investors almost tank from their fee schedule on managing older homes...i would compare it to almost predatory practice.
