Who manages it?

I have solid property management in place with my portfolio so the time commitment is minimal but it still takes up space in my brain.

It’s a little more work to set up, but if you get a solid property manager, it’s not as scary as it sounds.If I were you, I’d keep digging into the Capitol region, NJ, and CT—compare the numbers, and maybe even start building connections with agents or wholesalers in those areas.

Because you live on the property, management will be easier.

@John Zhang If your wife qualifies for Real Estate Professional Status (REPS) and materially participates in managing rental properties, there is no limit on the amount of rental losses, including depreciation, that can offset your W-2 income.

I am also planning on using a property manager as I have an 8 - 5 full time job.

I manage many of them in Jacksonville, and have a lot of information on them.

The rental yield is pretty low compared to its value, and selling now while it’s in great condition could help you avoid the stress of managing it or dealing with wear and tear.
