The main issue I've come across is that everything in this price range would be cash flow negative.

Rooming houses usually don't get to take advantage of sporting events, concerts, festivals that usually result in spikes in rental fees and more profits ( and glory) that AirBnb and other STRs get to.

I have a tenant in Maine who refused to leave after her lease expired, and multiple notices were given saying she needed to leave after it expired. 

The 3 main banks here are BPPR, Oriental & First Bank.  

The people I know are mainly via Facebook and not close connections.

Being on a main road that has bus stops is great too as you're property can still run well without a great parking situation.

In our experience as a property management company, we allow owners to use home warranties, but they are required to coordinate directly with the warranty company themselves.The main issue we’ve seen is that home warranties can significantly delay even simple repairs.

The bottom floor is approved for commercial business and has the main vault, some marble flooring, and a back room office and restroom.

We use Quickbooks Online for our main accounting software.
