I love the town, but I guess that my point is that it has substantial challenges as a full time local.

I live in the greater Landover area.i am a New toi Real estate investor and  i am New toi Real estate investing toi connect with any local investor.

Super nice guy, and a genius.You can also go checkout Divorce Lending Association and find a local CDLP if you'd prefer.

We'll see real supply greater than real demand.Every local is different obviously, but I am talking in general.

Check your local laws to see when rent is actually late. 

Focus on rebuilding your credit, saving for a down payment, and learning the local market.

.)- Crime stats... if you know specific zip codes/submarkets that you'd like to target, the best data will come from local precincts. - and more..I'd recommend remaining active not only here on BiggerPockets, but in other valuable RE investment networks that you can find - i.e. local meetups (meetup.com, eventbrite, BP local events). 

I don't know if this is required in your locality but if it isn't get rid of it.
