I have been listening to the bigger pockets podcasts for a very long time and have been in analysis paralysis for years.

Almost listened to some misguided advice to sell my Bay Area SFH rental with lots of equity and reasonable property taxes (thanks to Prop. 13) and 1031 to multi-unit OOS or lots of SFHs/duplexes for more cash flow... hard pass.

They are well past the things you share and are probably spending time on Search Engine Land, SEO Moz and listening to Matt Cutts or whoever all the SEOs listen to these days (I have been around SEO for 15 years so this may be dated).

One of the top reasons I listen to a podcast is the host.  

If a seller is being this stubborn they 1) have very little motivation to sell, and 2) don't like to listen to professional advice.

As a skilled negotiator, listen attentively and ask the right questions.
