I leave near Baltimore MD and I have heard horror stories about the tenants AND the section 8 department.

I know there are some people out there who do this and put an assignment in place to be recorded if the loan defaults.As with so many things in REI, there are multiple ways to skin the cat, and it has a lot to do with your level of risk and your partial investor's level of risk.I do teach a 4 hour live class on this. 

We might have to leave hospitable due to hospitable not having a integration into home and villas.

Goal is to try for 8-10 Properties and try to leave my W-2 in 3-5 years.  

Yeah, but that is leaving a lot of money on the table.

@Kitty Walker- As an investor, I've refinanced multiple Padsplits and co-living properties (where we go direct to tenant without Padsplit), and I generally agree with your last statement, with some caveats:- if the renovation is done well, the appraiser may not even say anything that would indicate it is an "abnormal" SFR (has happened multiple times with me)-the investor may be wise not to make the house crazy- just leave a nice open living room, put double doors on the dining room so it can function as a bedroom now but be easy to convert later, etc.  

He was also featured on the local news station for his innovative work.The tenant is of course taking no responsibility for any of his actions or the damage, and he mainly just throws out empty and somewhat comical threats about a team of lawyers on standby, accusations of insurance fraud, and leaving bad reviews for the property manager.

They are month to month and are free to leave which is even better because I would like to renovate the place 1 unit at a time.   

I’m worried they won’t leave or damage the property.
