However, if you move in and it doesn't work out with this people (and it will NOT work out - you can already intuitively see the writing on the wall despite your being new) it will be a lot more difficult on you and your family - not just emotionally, but financially - as these kinds of people don't always go quietly.I think @Jay Hinrichs idea is brilliant - just explain that the only way you could get financing in your situation is to receive the other unit vacant to do "necessary renovations" at the recommendation of the bank's inspector.

That may sound counter intuitive, but just to give a brief explanation.All the time we work with legislatures to try to restrict the damage we see that the government will do on a certain topic.

I find this to be intuitive because there will theoretically ONLY be savings in the repair and maintenance line item of 5%-7% since a new building will need fewer repairs in the beginning years.

However it's complexity makes it less intuitive to operate from what I hear. )- Rentec Direct ( Heard this one has stellar customer service and it has most features as well) - Buildium ( I tried a trial of this one and it seemed interesting but it was kind of expensive, and the application process is with my smart move by transition.

My intuition says that you could do that with your 10-plex idea too(as pitt prices aren't so high that they couldn't handle that 125K net), but obviously would take some more effort+time.Hope this helps!
