I think it is fair to say that there is somewhat of a tradeoff between markets that provide positive cash flow on day one and relatively high appreciation-based markets.

There are a lot of high character folks who get sucked into garbage Co-GP style guru programs.

I do well, at least enough to go on vacations as a family, put money into high yield savings accounts, max out the ROTHs and add to investments when I can with money saved in savings and checking accounts.

If they have an occupancy of 9, is the nightly rate high enough that it would make sense? 

@Samuel Coronado - the challenge is that there will likely be a very small number of renters looking for a house that size, as well as that can afford a rent amount that high who won't just buy otherwise. 

@Tanya Maslach I highly recommend that you look up/connect with Nobel Crawford, he focuses on corporate placements and teaches clients how to do the same 

It's acceptable as an area though the flips I saw weren't great quality.
