Hi @Patrick Toy and welcome to BPSeems normal, I checked into a few companies when I first moved to Vegas and they wanted 8% to 10% and then I think the rental fee was one month's rent ($750 to $850 for me).

If anyone has ready Terry Goodkind's "The Faith and the Fallen" then all this "approval by X committee before going to Y committee, then Z committee, then pay a fee to each of them and wait a month" thing is eerily similar...

It just so happens I stumbled across this whole sale investment company, and I got involved...I was like a kid in a toy factory out of my mind with joy, it was like riding a bicycle on the phone making deals, going out looking at properties, building relationships with buyers, sellers, agents, brokers, ect... after, really my first month I knew I had to start my own company... however I stayed with the company for 7 months, and decided now was the time to do my own thing, I know the game, I also know I have so much more to learn, if I built a thriving wholesale investment company once before I can do it again.

It's being managed by close family members.I'm certainly in it for the long haul, I'm hoping rents will increase while the mortgage goes down, but part of me wonders whether or not I should just cut my losses and move on.

@Dawn Anastasi  And or price's actually go up instead of talking about them going up.. as we know many markets the prices have been  and are and will almost always be based on backing into cash flow numbers.. so if rents don't climb values never will.where a local ( like you ) would probably not touch anything they could not get say a 20% COC return.. a CA investor who thinks they are buying turn key set it forget type stuff is happy with 10 or 15%  at least on paper  ( those numbers rarely work out over long haul as we know).
