Alternatively i could go for being a real estate broker and try to get experience in actual real estate without putting too much of my own skin in the game.

There was a "Syndication Gold-Rush" and with that, a lot of persons with "Gold-Fever" got in vs those with solid game-plans and know-how to PROPERLY do the operations of such. 

Real- Estate  is a lot tougher game now because of technology now allowing buyers, sellers to access the market using the internet without using agents but  you do have hot areas that can support  more bodies .

I could send you a handful of articles that would give you the basics and you'd be fine.I have 14-doors in Detroit and 3 of them I've placed S8 tenants in. I

hope this helps. turnkey might be a good fit for you. but real estate is a long game.

I have not yet bought a note as they have been slow to roll in (I am particular about performing first position) and there was a hiccup initially with my setup but i have seen a few come across in the past month.

Where a good (operative word) agent's expertise comes in is doing all of these things and doing them all well, and not missing anything important, and also a million other things behind the scenes that protect their clients from being ripped off or sued or just wasting their time learning all the ins and outs of real estate transactions when there are experts they can easily hire to handle it all for them.

In any partnership you can't just cut a check and hope for the best especially if you're providing the money and the other partners don't have more than their time in the game.
