@Mic Salvador,Doing BRRRR out of state is going to be pretty tough, unless you’re willing to move there and live on-site for the duration of the rehab and leasing process.I run a turnkey operation out in Alabama and I saw that @Min Zhang already recommended turnkey as a possible alternative—have you given that any thought?

they will say you can operate a parking lot there.. plus who is going to spend the thousands upon thousands litigating this with the city ??? 

If an operator is not responding to you adequately - in timing or quality - prior to you wiring them $50,000, you have to ask yourself how will they respond after they already have your money? 

Operating Expenses includes taxes, vacancy, utilities, insurance, maintenance, and management fee.

All of our properties are held in LLC's where the operating agreements allow non-members to inherit a financial interest in the company but non-members are not allowed voting or decision making rights unless they are unanimously admitted as a member.

Like you mentioned, frequent crashes, problems uploading photos, weird restrictions on what words can't be used, listings removed for no obvious reason. ....and, to me, the navigation/operation is very unintuitive and cumbersome.

NYC is a very tough place to use a real estate license because it doesn't operate like other markets.
