Your transactions will not be as smooth as they would be with an agent that is doing 5 million a year in sales.That’s my biased opinion, but it comes from frustration of dealing with low volume agents that make life more difficult.

I would issue a notice of termination (in accordance with your local L/T laws) the day after the closing and start fresh with your own screened tenant.Otherwise, you're setting yourself up to be very frustrated, I'm afraid.

It's frustrating, you want to throw the baby out with the bath water after each failed deal only to realize that changing at every obstacle is also not wise.There are two things I already knew, but are worth mentioning.

Being forced to get creative is definietly a fun and frustrating experience.

It seems/sounds/looks like… It seems like you’ve put some thought into this… It seems that X is important to you Instead of what’s the chance, say I’m sure this is going to seem greedy… Seems like your powerless here…seems like there’s nothing I can say…seems like there’s nothing you can do It seems like you are frustrated/upset etc… You’re not going to like this, and I don’t blame you from walking away “This is going to sound harsh” is a great label to lead off with when you know your counterpart is going to have a negative reaction to what you are getting ready to say.

It is getting frustrating.
