Financing for NNN QSR is basically frozen - my really attractive CMBS debt got pulled, though the local bank says they think they'd still fund it - and the possibility of rent abatements or the spaces going dark in the next six months certainly seems like it could be a possibility.

As long as you don't put in a real stove, you're not even dodging regulations -- like AirBnbs that have a microwave and an installed two-burner "hotplate" in the countertop and a frozen-pizza sized toaster oven.

If a utility doesn't offer this, I'd suggest you still be diligent about following up to make sure they're paying consistently, as properties in cold climates can have disastrous results with water shutoffs and frozen pipes.My properties require tenants to pay all utilities, but I get notices if they do not.

Just be aware of your reserves as well (the more the better). one of the post crash lending opps I had was the flipper with a frozen heloc and no money to finish.. we did well helping those folks out.my self I sweep every Friday so I am not paying interest over the weekends if I have anything out on it.. but its a true commercial bank unsecured LOC its not a heloc per say as in its not tied to my home or any property .. and it does not have a checking account..

Once you lock, the rate is frozen based on that day's rates.The good news is the market has dropped drastically in that last 48 hours due to several banks collapsing, so if you haven't locked in your rate already, this week would be a really good time to do that.
