Recently got my Real Estate License and have closed a couple deals there in helping friends buy/sell homes, helps bring in some extra cash.

Hey there, I’ve came across this post, and it’s got me thinking about a good friend of mine who recently pulled off a tricky 1031 exchange in Oregon.

I was in the military ( making me a veteran now) and during my time in I shared all kinds of living conditions with strangers and friends.

Had the chance to do this flip with a close friend that did not have to capital to take it on themselves.

While I agree with all your points (especially the unconstitutional eviction moratorium), selling means you will a) get hit with huge capital gains taxes (my friend just sold his 5-unit and got hit with $150,000 tax bill), b) there is no place to invest the proceeds (stock market is too risky, banks are risky and pay really low interest), and c) you are too young and if you change your mind and want to purchase more investment properties, interest rates and prices are too high. 

The first few weeks were great, but at some point, you realize that all of your friends are working and you can only watch that much daytime TV.

In my area, MAREIA just introduced a Find HOT Off-Market Deals.  

Turns out google IS your friend…Four states – California, Oregon, Montana, and Massachusetts – have what's known as clawback provisions.

I think I will take both of these directives and try to find a happy medium.As far as photos and advertising, I'm going to make some tweaks to the ad, and I have many friends who are in film who could hook me up with some better photos, or at least the camera equipment I need to do it myself.I have a showing tomorrow, and in the meantime I'll work on a plan for my next move and will post an update as things progress.Thanks again!
