Fingers crossed all this lurking around on the BP forums made me a smarter REI practitioner.I've attached screenshots of deal analysis below for those of you who can provide feedback on what I did wrong - here to make mistakes, learn, and try again!

I’ve identified my first multi-unit buy & hold property and plan to make an offer this week, fingers crossed everything goes well.With this multi-unit I’m required to put $40k down (25%), so going to have to take a $15k loan from a family member, paid back at 5% interest over 3 years.I’ll cash flow $200 total after mortgage and personal loan pay down, which will bump up to $600 after 3 years.

I'm not sure how old you are but you must recall college life, particularly off campus living. just a few concerns:  furnished units have to be covered on your insurance which will effect your premium.you gotta be mindful of damages to the furniture in addition to the rest of the place. not everyone will havesticky fingers but be prepared for the occasional theft during transition at the student occupied units. the bedbug epidemic comes into play particular with the more traffic. again, its my coin. feel free to disagree.kudos,Mary

For repairs, I'm guessing it would be straight forward (fingers crossed). 

We should be able to get a hearing in either committee.... fingers crossed for Monday's House vote.

Fingers crossed, we'll have a major success.I built my tiny home over the last couple of years and IF I could live in it legally, it would save me a boat load of money!

There is always gonna be someone pointing the finger at someone else and ofter times these reoccurring issues  can cause some enforcement to be advocated for and in turn put into place (such as the wholesaling laws in IL).

He hit something, the thing bounced back twice took off 2 fingers & went into his skull, (won't show the pics).
