That might explain the cheap prices you are encountering, might be offsetting high insurance costs...

You have to see past the cabinets and sheetrock and visualize what problems you may encounter in the walls or floors.

Perhaps many of the competing buyers you're encountering are aggressively bidding because they need to complete an exchange.

Or do you arrangements with tow companies allowing them to cruise through your properties and tow any car that doesn't have the right kind of sticker?  

While I'm checking up on the trailer , the onsite park Realtor asks me about listing it, notes it doesn't have stickers and educates me about retiring VIN so you can sell as real property and since mine was this or that it was retired, making me feel grateful I was good on this new VIN information.Now on the market, got me a buyer, fast cash closing and title company says the VIN wasn't retired after all, still in original owner name since 2006, and I don't freaking own the mobile home.So thought I'd share my story with you while I consider my options.  

Here in the SF Bay Area income is always skyrocketing past inflation, but you're paying for that in the sticker price of the home.

It is like the stickers you see on trucks that say not responsible for rocks etc. hitting other vehicles.

You can send copies of your bank statement in over and over again showing $50k, it doesn't matter, they will subtract $30k from whatever you show them.The most ridiculous example I've personally encountered, and I don't work with this lender any more but it still happened, was someone that wanted to save paperwork and a wire fee.
