Prospective homeowners, consider property taxes when budgeting for your home.

I find a few comparable properties on Airbnb in each location I’m prospecting & pay my offshore assistants to track these properties every day for the next few months & record how much $$ they’re making.

The licensing process for real estate requires fingerprinting, which should deter bad actors.

WA State law (RCW 59.18.257) requires that landlords provide prospective tenants with written, qualifying criteria prior to obtaining any information about a prospective tenant, including what types of information will be accessed to conduct the tenant screening and what criteria may result in denial of the application.This does not need to be in an Ad (Vasudev Kirs ), but does need to be stated when someone applies, before filling out the information. 

By "partial" I mean renovating the kitchen and bathroom, painting the place, re-tiling the floor and maybe adding some smaller features that can make a difference to prospective buyers, such as new A/C units, new internal doors, or maybe even sell the place furnished (home staging is not really an option here); with no or minimal demolition, and hopefully without electricity or plumbing issues.

I allow any of my prospects to speak to our largest clients to get a feel for the upsides and downsides of working with a VA.

I'm early on along the journey, but so far it's been the "walking on eggshells" while screening / accepting / declining prospective tenants. 

For starters, you will always have constant stream of prospective tenants in a college town.
