Assuming you have two spouses who each make $300,000, your hourly rate is about $150 / hour assuming you work about 2000 hours a year.I personally think it is better to continue investing in LTR which will likely be less time consuming / stressful to STR's.You don't want to exchange something where you make $150 / hour(at work) to something else where you may only make $10 / hour.Best of luck

Investing in Ohio, specifically Cleveland,  is a great idea in my opinion.Recently, we have been breaking grounds on large development plans such as the Cleveland Cavalier's Perfomance Center, Blue Abyss aerospace training facility, Sherwin Williams HQ, and not to mention the multi million dollar Metro Health development that was completed recently that has just started adding rapid appreciation in the Clark-Fulton area.These projects will only increase demand and most are in the beginning phases.

Owner needs to pick them up in his truck every day, pray that there are no parts to return needed and unavailable, watch for the health and safety of every grain of sand, serve food, motivate, problem solve and never cry.  

It’s expensive and time consuming to collect or foreclose—especially if you can adroitly throw wrenches in everything.Once you’ve done that you go negotiate.

While the numbers check out great, it sucked, was stressful, consumed a giant pile of cash (cost about $15k more than we expected), and I asked myself about 38 times why the he!!

I have MLO and am registered but Not currently active but I keep up on CE each year so I can activate if I need to.. the main issue for me as an independent is the NMLS mortgage call report is so darn time consuming and intrusive..

My main concerns are health & safety, along with the ability to insure the property for $300 or less per month.

Call with the pitch that you're local, started this business due to your mom's health, and that you'll outperform and out-service a multinational company that is likely taking your calls/messages in a Vietnam call center. 

It is essentially the same as a LTR lease with less time.I would say you provide starter supplies of consumables and cleaning only happens after they leave.
