I only look to this exit when my primary buyers pass on a deal (if they are interested, I pay an agent a flat fee to conduct my business)....My primary buyers pass a lot on deals because they are buy n hold investors, so the numbers are different than fix n flip numbers.

Would be interesting if it slipped through the cracks somehow and I was able to make an offer on it... assuming everything else is in order of course.Actually right after I typed that I found a line that says "For tax deeded property, the board of county commissioners shall conduct an auction no later than fourteen (14) months from the issuance of the tax deed."
