She's been stuck with the city process and wanted some advice about how to get her plans approved.

Hey everyone,I'm a first-time real estate investor and have been planning my first property purchase for years.

Make sure you tell them exactly your plan and make sure there isn't a catch.

I calculated her monthly payment is 1300.Since it is a vacant investment property where she will be taking a loss at sale and has been on market for 60 days, I am thinking seller financing may be mutually beneficial.I am planning to make 2 offers:300k with conventional mortgage.

.: Decided to try to use Obie on a new acquisition because my traditional insurance doesn’t do new policies in California and the insurance agent recommended by my loan officer just wasn’t working fast enough (CA Fair Plan seems to be at fault) to meet our closing calendar. 

Their permit will not be transferable when they sell though, according to the draft plan.

They plan on staying in the property of a year and when they are ready to move they will have a cash flowing property to help.  

So this requires some upfront planning.
