To piggy back on what @James Miller and @Scott Hildebrand already said; with how prevalent legal zoom is and how readily available these templates are in circulation, I would think it's fairly likely that the litigation guys have already combed through those bad boys and know how to poker every hole possible in their validity.Just an assumption, but definitely something I'd be mindful of.

I found myself combing through the help center/faq's in order to complete my first listing. 

As the buyer, I'd want them gone, fix the place, raise it to just below market, & screen applicants with a fine-tooth comb (POSSIBLY have the place just a tad under market -- that lets you be a bit pickier about who you let move in, vs taking the first warm body that has the $).For me, MySmartMove has been really, really useful for screening.

Right now, I have been combing online title maps and programs, the MLS, and LoopNet.

Due diligence for numbers and expenses; I comb through very well.

@Tina Lee you need to comb through loopnet, crexi and mobile home park store and find brokers to call.

(This does not include FHA loans which the often times look at with a fine-tooth comb.)

I combed around on bigger pockets but haven't found many threads about having a property manager as an employee. 

I go thru every agreement now with a fine-tooth comb and challenge anything I don't like.
