I'm finally ready to forfeit the reins of the lawn care for my duplexes in Oakley.

Most times potential residents are asked to put down a deposit on the unit and if they breach the contract or get evicted for nonpayment they forfeit the deposit which can be used for the aforementioned repairs and/or for turning the unit for the next resident. 

The violator typically is on the hook for the balance of the lease, but it looks like there's no chance that will work for you.I'd say "Happy trails" after I got copies of the police report and court order...If she understands that for her safety, you would prefer not to have a forwarding address, and she should forfeit any claim to the deposit.Send hubby notice he has abandoned the property and that you will take it back.  

Renter could buy property within contract time or forfeit 3%.

That can be put towards the down payment when they exercise the option or forfeited if they dont.
