Down the road, the 1031 exchange and Section 121 combo is pretty unbelievable if you hire the right CPA. 

Other times we have hired and paid for the movers (careful here too). 

If it persists, I would hire someone to clean it up and bill the tenant back.

If it means hiring local people, (I.e. cleaning, handyman, someone to act on your behalf in an emergency,) then where does that leave you if you’re only in it for a co-lister’s cut?

You can do that much more efficiently via hiring a business coach or working with a mentor.
