Get a carpenter to install @ $20/hr - put an ad on Craigslist Gigs - should be a few hours with the cabinet install.

It's been two months now and no one has wanted to move into it, probably because of its old carpet, cabinets, etc. 

:) Some companies won't do it any more, and its a lock on a bedroom door, locked file cabinet & shredder.

Open every drawer, cabinet, and closet to inventory contents.

Usual upgrades are LVP flooring in all common areas and bathrooms, neutral tone paint, paint the cabinets, new lighting and fixtures, and stainless steel appliances, which I really believe makes all the difference in the world with C-class apartments.  

Another thing I use to do before this book when I was getting started was to walk through Home Depot/Lowes and get familiar with average costs for big repair items like water tanks, HVAC, appliances, kitchen/bathroom cabinets, flooring etc.

I currently have a few clients asking me for a local handyman recs ( for small ongoing repairs on windows, cabinets, etc.), but my husband handles this sort of work on our own properties so I don't have an established pro relationship to pass along. 

New cabinets (all probably because of the fire)I have a couple of options I see, Go back to HUD show my home inspection and say I want the money back based on the safety issues or wait for the price to drop further then try to get it cheaper.

So far put exactly $30k into new roof, electrical panel, appliances, cabinet, carpentry, etc.
