After viewing the property today, I believe I’m going to pass on this deal. 

I ultimately believe he comes from a scarcity mindset and does not want other investors in this market competing against him.

They could positive cashflow and i believe there should be good rental demand from student population but i am not sure about the scope of appreciation in the area.
