Inventory is still at an all-time low, and we've basically accepted that as the new normal for the past few years - especially due to the fact that there is practically no development in the SFH arena - only for new apartments/condos - and those can barely keep up with the demand. 

If it’s a good deal a serious rehabber / buy and hold investor will be tickled-pink to buy it from you.

I’ve done it before, but I did the bare minimum in order to appease the appraiser.

There are plenty of places where bare studs are fine in the garage, but even I feel like it is a little too unfinished.

To me, unless there is a safer more profitable financial vehicle "out there", I'll move forward with property however, one must be oh so careful, I barely made it out alive on my debut. 

We were thrilled to find a tenant in California who was willing to sign a long term lease due to a project he was working on. The caveat was the rent was set at below market and fixed for the 5 yrs (rookie mistake).

@Eric Horton you should always form an LLC before conducting business or at the bare minimum seek out legal and accounting advice as to what would be best for your situation.

Now we're down to 6 loans (including our primary) and barely a million in debt.

Roof is possibly the original, a/c is dated from late 90's but works, and most of the house has bare concrete floors, owner pulled all old flooring and trim up to install flooring, did only the kitchen and never finished the rest of the house.
