If it is set to Contingent that means either inspection or financing or something like that still needs to take place and you have a better shot.

@Rupa Nair I would pay close attention to the Mpls shot spotter map to make sure you don't end up in the wrong area.

I put all of their names on 1 lease, though give them the option to pay their portion separately, always take 1.5 months security because college students love banging counter tops, throwing beer bottles, and tossing each other into walls after 2 shots of gin.Students typically get their refund check end Sept-ish, I give them an option to pay Fall semester Sept-Dec (4 months) and spring semester Jan- May (5 Months) up front, with no discount.

Not knowing all the facts, but guessing between the lines, I would give it a shot. 

If it has meat on the bones for them to make a nice profit( depends on the profit criteria) then they will give you a shot. #1 make sure you have a deal worth having #2 market the deal to REIA's and other places until you find a interested buyer.even if you dont find one for that property in 6months(and the contract falls through after 6 months) you would have gained a lot of knowledge and connections that could help further your goals and career in the business.
