What property management software you guys are using, and how much are you paying for it?

Check out Antoine Martel, he has a software and coaching program called Flip System where they hand hold beginner real estate investors through the turnkey process they have completed over 1000 times.The process is typically stressful, teams on the ground are hard to assemble, there are many simultaneous moving parts, and time and capital invested isn't guaranteed to generate a return.

His QI is telling him the escrow would also be considered money received at closing but falls in a gray area if audited. 

Other ways (off the top of my head):- Dedicated Revenue Manager on top of dynamic pricing software- 24/7 guest support- Vendor discounts (i.e. roof replacements, AC repairs, etc)As a new PM I think it is important to highlight where you add value instead of battling on price. 

Most PMC software is set up for electronic rent payments by tenants that automatically updates rent ledgers. 

I work full-time as a CPA audit manager at a Big 4 public accounting firm, and in my free time I would love to help and learn from an experienced investor with strategies similar to what I’m interested in (appreciation, single family (potential multi family), mid-term rental (potential short-term)).Open to any advice as well on how to make my first leap into actual investing!

I collect fees and rent with Baselane and tag each security deposit in the bookkeeping software and leave a note on which tenant it's for to avoid having separate accounts for each deposit. 

What are some features in property management software that are absolutely vital?

Hey @Mike Allen, I use the Schlage Encode Smart Wifi Deadbolts at my STR - one for the front porch door into the property (it's a duplex), a second for the main entry door into the upstairs unit itself, and then one on the supply closet in the unit for our cleaning team.I don't have any third party management software in place at the moment, and therefore can't speak to the integrations at this point in time.  

I am curious to what software/programs I should use starting out.
