I'd say forget the AI buzzword hype and go back to programming something useful based on real transaction-level data like below (that can help you with any deal you find, from whatever source you have).Sales Comps & ARV estimate:Market Stats:AI won't be able to provide you anything close to this, nor does the RedFin/Zillow market data drill down into the market as deep as I do here.Additionally, if you understand how the leading LLM's work based on a black-box floating point matrix, you just can't trust their conclusions like you can with your own program.

This will usually lead you directly to low barrier stagnant markets where the cash flow represented in your spreadsheet does not transfer to reality and the most of the equity is "paper equity" because you will never see it materialize yet many look at completing the BRRRR as the ultimate success.I recognize I am using some assumptions but let's assume you have $100k to invest and purchase and renovate a home in MARKET A for $400K but once renovated the home is worth $500K.

My home has 2 private streets, one that leads to my driveway and the other that goes up the side of my property that I park some of my vehicles (because you can never have too many vehicles) and is an easement to other properties.
