We're meeting with our architect this Thursday to discuss the site plan and building design. 

Also, architects have all the connections with the city personnel.

Perhaps even architects and engineers you trust.And, broadly, eager to network with folks in the area that are doing this sort of work!

Did you consult an architect before going down this path?

To be clear this means say architect and engineering alone would be $110k, so if the land was purchased for $300k that with plans and basically everything ready to go the land could sell for $410k...?

Just did my first project with ArcBazar (Architect Bazar)  I provided some site plans a and a link to Pinterest to understand "kind of" what I was looking for.  

This would require some serious planning and foresight so we are looking for any architects with that kind of experience.

I’d get a GC or architect to give you an indication about repairs.
