I have to ask, knowing all things that were happening to Brooklyn, how did you NOT anticipate it?

I am just anticipating that the market will one day take off again and I want to be able to take advantage of that market also. 

Nonetheless, still a good cash flowing market...just need to keep your eyes open to the potential risks and be conservative on your anticipated rent.Anyhow, best of luck to you!!

I have been referring back to this thread several times in anticipation of getting my first renters. 

And somehow getting that cash out is always longer, more complicated and time consuming than you anticipate.

Is this sudden price hike and change in features a marketing ploy in anticipation of a Black Friday and/or Cyber Monday sale that will bring the prices back down to where they were 48 hours ago?

They were likely aware of the lien, but did not anticipate how large the late fees or legal fees had accrued. 

What we receive from the properties (which include mobiles in Merced County) has not been able to cover an ongoing, unforeseen family situation we'd never anticipated. 

I am a practicing licensed broker with a decent size business (LLC #1), however this rental property is within (LLC #2) which has a couple other rentals in it as well...so when you say "real estate professional" I am a little unclear if my "day job" as a broker would give me this title since this property pertains to LLC #2 and is my "rental job" which is passive income, not active.We've rented the property for 2 years as originally intended, but do the fire and renovations, plus the market being higher than I ever anticipated in this area, I want to get out what I can and roll the money into a better location via a 1031 tax exchange.Thanks again for all your input!!

He's shown his colors, so anticipate he will not honor other terms of the rental agreement too.
