You will want to insure a number of things as an MTR landlord: your interest in the building itself (owner's policy), your contents (owner's policy), your interests if a renter or guest is hurt on-site (landlord policy), and possibly flood, wind, lost-income policies.

I currently live and invest in the area and know my market but many of out of state investors get taken advantage of if there don't play an active role Detroit.

I am a private Monday lender and NMLS licensed ( not active) Mortgage banker so I know a little about this I started in private money in Oakland CA in 1987 and have done well over 3000 loans to various clients in 25 states and this is me personally not selling a system so others can do it..

I get the frustrations of laundry and especially losing expensive luxury linens that gain 5-star reviews and very happy guests.

It's a very local question based on the comps and active/recently sold inventory inside the community.
