its not really you or someone of your wherewithal that I would try to protect on BP... from your profile your an accredited investor and if you think buying low end rentals is a good investment then thats you prerogative .. its when you get on here and influence the newbies .. because if you read the post on here most of those considering morris invest are new and buying their first deals.History has proven those price points to be highly risky.. and for anyone to say they are not simply has not enough experience in the space.. to say that there are no vacancies or very little is simply not reality and or no maintenance ... you have folks that travelled to the city looked at the product reported back that the rehabs were the opposite of what your talking about.. you simply cannot do all that work in a 40k home.. not enough money in it to do that.
