This is our first investment together so we're exploring financing options.Wondering if anyone has trusted contacts in private lending/hard money who are able to fund ~$400k in acquisition cost and ~$250-300k in repairs?

Learned a $60,000 lesson this way on my first house.

We only lend to experienced rehabbers who have been doing this full-time and locally.

They include demo, prep, install, and install qtr rd, and are done in a day, may two for a large project.Some pics of our flooring on a recent flip with this company, and they may have a location in your city.

Does anyone have general thoughts on this strategy? 

I think it's fair to say it's beyond normal wear and tear, but I'm not sure how much is fair to say "I'm going to have to deal with this somehow, and because of the scratches I'm deducting x." 

I'm offended that nobody included me in in this conversation.
