If foreclosure is what you want to invest in get a head of the game and focus on a target area and know if that HOA is a pain to work with, you might just find someone who wants to sell quickly to get aways from the HOA.

So, coming back to the trap I mentioned in point 1 above, if I were those people, instead of providing content that's already available everywhere, I would focus on being the best possible real estate agent and then shamelessly advertise my services.

For STRs, properties near the beach or downtown tend to perform well.Start Small and Smart: If this is your first property, focus on something manageable.

Focus on learning how they generate leads, negotiate deals, and close transactions.
