Hey Wale,In my experience, private lenders tend to cost more overall, although they do allow some shortcuts that a main lender does not. 

Mortgages tend to be $100k-$1m+ once you factor in the initial loan plus interest and also they are much longer commitments.

You want to create continuous referral sources.

I do tend to shoot for the higher ARVs.

I know two different folks at the city said it is, but you tend to get a different answer within the city departments based on who you call and what group you call so just want to make sure there isnt any grey area here.Thanks!
