I feel your pain, I ran a conventional REIA but was kind of sick of the whole sales thing myself, even though that's how we made our operating budget.It takes a lot of work to find a venue willing to give you free space, that is located appropriately, and that is large enough.

I ran some comparables and I think conservatively I might be able to sell it at $170k without any repairs, and $180-$190+ with some bathroom remodels and minor cosmetic repairs.

Remember the taxes/insurance are probably understated.Based on the numbers I ran in my head accounting for vacancy, repairs, reasonable PITI, etc. it looks like you wouldn't be cashflowing too much on this property that is almost 40 years old.The seller would have to come down a very large amount for this to be a good deal.
