I fall in the middle ground and have a lot just over 1 acre.  

@Jay HinrichsYup and people will buy them at tax sale then sell them seller financed for $5k after paying $100 to some sucker who wants to own vacant unbuildable land in middle of no where for $100/month

What I do not agree with was the loan terms changing in the middle of the process.

I don't see the FED slowing down until maybe by the middle of 2023.

The right number is somewhere in the middle....

I am a middle aged woman looking to get into real estate.

BUT during this whole time my average commissions on each deal have only been about $5,000.Why was I able to turn $5k commissions into millions but most agents can't turn $30k commissions into a viable middle class career?

Other middle Tennessee areas that we are trying to get into will meet their criteria.I do have some DSCR questions if you are pretty familiar with them.

Additionally, I aim to build my network and finding other investors, property managers, agents, and wholesalers in middle Tennessee or other areas in which I might one day invest.
