I see that you're a developer so if you were to build apartments instead, you might want to look at data specifically for apartments instead of lumping in houses/townhomes.

Your cabin will be set apart by the above, not by things you can get at Lowe's or Walmart. 

My thought would be, if the city is okay with letting owners doing padsplit, why not just letting them rezone the property to multifamilies and build a multifamily apartment, which is a more legitimate solution. 2.

I also lived in the more dated unit so I could get better rent out of the other apartment than if it were vice versa.

Apartments paid it out and came after me about it.Fortunately the tenant wasn't a huge problem and paid it back on the 1st (i told apartments they could just wait and get over it), but I could easily see it could have ended up more like your situation.

Personally I truly hate using Apartments for posting any listings.

I might also consider if i could turn the garage into a rental, or into an apartment for me, while renting the other place so that I'd still be on the property at least until I gained confidence in the tenant.
